Development Opportunities

Ardeer

Following acquisition of land from ICI Chemical and Polymers in 2006, Ardeer Regeneration Ltd own in excess of 1,600 acres which at one stage employed almost thirteen thousand people. This asset is Scotland’s largest brownfield regeneration site and has a rich heritage dating back to Alfred Nobel.
The site is also the location of the Big Idea, a Millennium Project funded visitor attraction celebrating Scottish Invention located at the mouth of Irvine Harbour. The southern end of the Peninsula sits across the river from the harbour-side owned by North Ayrshire Council which is undergoing improvements funded by the Ayrshire Growth Deal. Such improvements help act as a catalyst for the development of the full site.
The Scottish Government recognised the importance of Ardeer as stated in the National Planning Framework 4 as being a "significant site for redevelopment of the wider Ayrshire area". As such it is being promoted by North Ayrshire Council, Scottish Enterprise and Scottish Development International. Ardeer Regeneration Ltd are working with NAC and other stakeholders will seek to reinforce this position in forthcoming NAC Local Development Plan.
Unique qualities of Ardeer are:
• Over six hundred acres of the land benefits from a Special Development Order which removes the need for planning for most projects.
• Located in proximity to dual carriageway network, rail, ports and airports.
• Potential to deliver large scale investment into Ayrshire, suitable for projects requiring 20+ acres of brownfield land.
