Manox is a residentially led mixed use development comprising a mix of build to rent affordable homes located adjacent to the Rochdale canal. The site is in a sensitive location with existing housing, commercial uses and environmental receptors in close proximity. The site also has a long history of mining and industrial uses which have predsented a series of complex challenges in terms of remediation and planning. With our development partners, NPL have navigated the challenges to provide a significant opportunity to change the character, economy and environment of the local area.

The Build to Rent sector in the UK has grown substantially in recent years with institutional and private funding entering the market. Manox is a unique site in that it will provide a mix of tenures as well as apartments and family homes for rent. In addition, the development will also provide a neighbourhood retail offer and commercial space facing Hulme Hall Lane.

The project team is in advanced stages of delivering the comprehensive masterplan which will provide a sustainable neighbourhood, community facilities, and enhanced pedestrian and cycle connections to secure one of the most significant regeneration projects in Manchester.
